At the very least, you need a design, permits (e.g.: DEEP permit, Army Corps permit, local coastal site plan permit, etc.), and a contractor. These key steps are part of a project plan. All plans should start by defining your goal and then mapping out the steps to get there; a waterfront project is no different. The Shore Design team will prepare a plan and help develop your ideas that brings them to construction.
In most cases, yes. An experienced professional firm will take the lead and navigate the project through initial planning, the various stages of design, permitting (e.g.: DEEP permit, Army Corps permit, local coastal site plan permit, etc.), and to construction. However, if you can tackle the project or certain tasks on your own, we will be happy to tell you.
In most cases, yes. Licensed design professionals for land use projects include architects, professional engineers, and landscape architects. Through education, experience, examination, and continuing education, these professionals have demonstrated to their state licensing boards that they are qualified to practice in their chosen area and possess the professional judgement to design and lead projects. Shore Design is a licensed architecture corporation that specializes in waterfront development and works with professional engineers and landscape architects based on the needs of each project.
Scheduling a free consultation to discuss your project is the first step to answer this question. We price each project individually based on what we think it needs to be successful.
Most waterfront projects can take 12-24 months to plan, design, permit (e.g.: DEEP permit, Army Corps permit, local coastal site plan permit, etc.), and construct. With lengthy state, federal, and/or local permitting and busy contractor schedules, the sooner you start the better!
Although our company is in high demand, we are scheduling initial consultations 1-2 weeks in advance. Once an agreement is signed, we will start your project within the first 30 days.
Shore Design does not offer construction. However, we work with many marine, land-based, and general contractors and can connect you with those that may be good fits for you and your project.
This is perhaps the most important question. Because each project is unique in terms of construction access, goals, material, quality, and size, we can work with you to define these things and provide preliminary cost estimates at the appropriate times.
